About CPC Climate Capital:

CPC Climate Capital is a new division within The Community Preservation Corporation (CPC) and a sub-award partner of Climate United Fund. CPC Climate Capital will support Calvert Impact in the deployment of approximately $2.5 billion in Greenhouse Gas Reduction (GGRF) funds by advancing the CPC Climate Capital Multifamily Decarbonization Strategy nationally. CPC Climate Capital was selected to administer a portion of the awarded GGRF funds on behalf of the Environmental Protection Agency (EPA) to provide subordinate debt financing to owners of multifamily housing nationally to reduce or eliminate on-site fossil fuels, thereby reducing greenhouse gas emissions. These climate goals will be simultaneously delivered against other critical national priorities, including the creation and preservation of affordable housing, promoting equity and environmental justice, and support of high-quality jobs.

Climate United is a partnership of three national non-profits—Calvert Impact, The Community Preservation Corporation (CPC) and Self-Help—that are complementary in their expertise and like-minded about the imperative to make sure that all Americans, particularly those bearing the greatest burden from the climate crisis, participate in and benefit from the movement to reduce carbon emissions. Between them, the organizations have 120 years of experience directly deploying more than $30 billion in low-income communities that are disproportionately affected by climate change. The core partners will be joined by multiple deployment and implementation partners to assist with management and mobilization of $6.97 billion from the National Clean Investment Fund established by the federal government as part of the Inflation Reduction Act.

Role Summary:

CPC Climate Capital is hiring a Production Analyst to join our growing Production team. As a Production Analyst, you will conduct preliminary review of loan applications, perform technical due diligence, and work with the first mortgage lender to obtain economic underwriting sign off and consent for the subordinate debt. This position will also support pipeline management and lender relationships.

What You’ll do:

  • Perform market research for technical capacity, local sustainability requirements, regulation and building codes.

  • Assist Production team with subordinate debt review and approvals.

  • Assist National Production Managers with initial and final underwriting for third party lender submissions, Committee Approvals, and closings.

  • Work with National Production Managers and Production Director to resolve disparities between approvals and supporting documents and reports.

  • Prepare closing and other related packages.

  • Order, review, and track third party audit reports. Prepare technical scope report memos in coordination with first mortgage lenders.

  • Act as liaison between borrower, National Production Manager and first mortgage lender to ensure final underwriting reflects the priorities of CPC Climate Capital and the EPA.

  • Provide administrative and logistical support, including screening applications, conducting eligibility and financial feasibility analyses, coordinating meetings, corresponding with applicants

  • Prepare term sheets and commitment letters in cooperation with National Production Managers after the approval of loans.

  • Work with Closings Coordinator, owner and their team, and National Production Managers to complete the closing package. Providing loan closing checklists to and updating items as they are received. Participating in conference calls regarding all loan closings and working with Borrower to schedule closing dates.

  • Maintain and frequently update Loan Pipeline status.

  • Assist National Production Managers with review of borrower and property financial statements. Perform credit and reference checks on borrowers and contractors if not adequately provided by first mortgage lender.

  • Perform other administrative duties, as directed.

Skills and Experience:

  • BA / BS required. Graduate degree in Real Estate Finance / Development, Urban Planning / Policy, Affordable Housing, Community Development, or similar discipline preferred
  • Expert ability with Microsoft Word and Excel
  • Minimum 5 years’ experience in related field preferred
  • Familiarity with underwriting for subsidized residential development
  • Superior communication skills and ability to organize and run meetings / conference calls with borrowers and subsidy providers. Leveraging team dynamics, including listening, negotiation, and leadership skills

This is a hybrid role that can be based in either NYC and would work out of our Manhattan office 2 - 3 days a week or remote in Washington DC and will need to periodically travel to our Manhattan office. The salary range is $75,000 – $90,000, dependent on experience.
